Dallas electric water heater repair: what you need to know

Most electric water heater failures come down to a heating element, thermostat, or wiring issue. The plumber rolls up with common parts on the truck. Most repairs finish in one visit.

Electric water heater repair is mostly straightforward. Two heating elements (upper and lower), two thermostats (upper and lower), one breaker, the wiring between them, and the tank. Failures track to one of those parts in 95% of cases. The plumber tests the elements with a multimeter, identifies the failure, and swaps the part. Most repairs are done in one visit.

The catch with electric is 240V, which is dangerous to handle live. Cutting power to the unit is step one. Then the plumber drains enough water to access the element, pulls it, tests, swaps. Element failures usually trace back to sediment that built up at the bottom of the tank and insulated the lower element until it cooked. A flush during the repair extends the life of the new element.

Hybrid heat-pump electric water heaters are the newer breed. They cost more upfront but run cheaper, especially in DFW where ambient air is warm enough most of the year for the heat pump to work efficiently. Hybrids add a compressor, a fan, a condensate drain line, and additional sensors to the failure list. Same plumber, just more parts to know.

Don't wait. Talk to a plumber now.

Is your water heater showing these signs?

Electric water heaters have a small failure list. If you're seeing any of these, the fix is usually a one-visit, parts-on-the-truck repair.

  • No hot water at all

Check the breaker first. If it's tripped and immediately retrips, you have an element short. If it stays tripped, it could be the upper thermostat or wiring. Plumber diagnoses with a multimeter.

  • Lukewarm water that runs out fast

Lower heating element is dead or insulated by sediment. Flush the tank, swap the element. Back to full hot water.

  • Water gets too hot, scalding at the tap

Thermostat stuck closed, calling for heat past the set point. Replace the thermostat. Cheap part, one visit.

  • Breaker keeps tripping

Element short to ground, wiring issue, or breaker failing on its own. Plumber tests in order.

  • Crackling or popping noise

Sediment around the elements, flashing to steam. Flush the tank. If noise persists, lower element may be cooked.

  • Rust-colored hot water

Anode rod is gone, tank is rusting from the inside. On older units this is replacement territory. On newer units, an anode swap can buy years.

  • Hybrid unit shows error code

Heat pump component fault. Could be the compressor, the fan, or the temperature sensors. Plumbers experienced with hybrids handle these.

Whatever you've got, we handle it

The plumber works on every common setup. If yours isn't listed, call. Chances are they handle it too.

  • Standard 240V Tank Units

30, 40, 50, 65, 80-gallon residential electric tanks. Element, thermostat, breaker, wiring. Most common electric service call.

  • Hybrid Heat-Pump Units

Higher efficiency, higher upfront cost. Adds a compressor, fan, and condensate line to the failure list. Plumbers experienced with hybrids cover them.

  • Point-of-Use Electric Tankless

Small electric tankless at a remote bathroom or addition. Element, flow sensor, control board. Limited capacity but useful for niche applications.

  • Mobile Home / RV Electric Units

Smaller capacity electric tanks designed for mobile or RV use. Same parts list, smaller scale. The plumber handles them too.

Electric Water Heater Repair: common questions

Quick answers about service from Water Heater Pros DFW.

How long do water heaters last in DFW?

Tank water heaters last 8 to 12 years. Tankless go 15 to 20 if you flush them every year. DFW's hard water knocks 1 to 3 years off either if the unit never gets serviced. If yours is past 10 and acting up, you're better off replacing it than throwing money at repairs.

Should I repair or replace my water heater?

Under 10 years old, one failed part? Repair it. Past 10 years with the tank itself leaking, multiple repair calls, or your gas bill creeping up? Replace it. The plumber on the call will tell you straight which side you're on.

Why is my water heater making noise?

Popping or rumbling? That's sediment trapped under the heating element, flashing to steam. Real common in DFW because of the hard water. A flush usually clears it. If the noise comes with rusty water or shorter showers, the tank's probably done.

Why don't I have any hot water?

Gas unit? Probably a pilot light, thermocouple, or gas valve. Electric? Check the breaker first, then the heating element. Either way a licensed plumber can tell you in 30 minutes. Most fixes are done the same visit.

Why does my hot water smell like rotten eggs?

Sulfur bacteria reacting with the magnesium anode rod inside your tank. Swap the anode for an aluminum/zinc one and the smell usually goes away. If the cold water smells too, the problem is your water supply, not the heater.

Why is my T&P (temperature & pressure) valve leaking?

A T&P valve that drips usually means high water pressure or thermal expansion. The fix is normally an expansion tank. Leaking hard and constant? Don't touch it. That valve is the only thing keeping your tank from blowing up. Call a plumber today.

What size water heater do I need for my DFW home?

Rule of thumb: 40-gallon tank for 1 to 3 people, 50 for 3 to 4, 65 to 80 for 5 or more. Tankless is sized by gallons-per-minute, not gallons stored. The plumber will size yours based on your bathrooms, fixtures, and water temperature coming in.

How does DFW's hard water affect water heaters?

DFW water is loaded with calcium and magnesium. That stuff settles at the bottom of tank heaters and crusts up the heat exchangers in tankless units. Result: less efficiency, more popping, shorter lifespan. Flush your tank once a year. Descale your tankless once a year. Both add years.

Can I install a water heater myself?

Don't. Texas requires a licensed plumber for water heater installs, and most DFW cities require a pulled permit too. DIY voids your home insurance and fails inspection at resale. For gas units it's genuinely dangerous. The few hundred bucks you save isn't worth the risk.
